Really nice work as always!.....And well done on the locker room competition. One thing, if the stair is glass the treads are way too thin.

There are three Area Lights-one for the sun and one in each window with Inv^2 falloff, and three Linear Lights under the kitchen wall units.

Even as a concept, I'd thicken up those glass steps, they just don't even look feasible from a conceptual viewpoint!

When the client first suggested cantilevered steel treads, I emailed him some glass designs which were 3-ply and about 30mm. They also had a glass wall balustrade.
He loved the idea but said they were far too thick and ugly for a small flat and he hated the glass wall.

They will actually be steel with oak veneer but this was for an investor pitch so structural engineering (never mind Building Standards) was ignored temporarily.
