Just don't clean it for years ;) For virtual glass in LW i recommend a higher diffuse setting with some procedural in the diffuse and/or color channel too.

Also, do the Dave Jerrard trick. Add noise to the glossiness channel. Some parts will shine more than others.

Get a sheet of white paper and some black ink. Splatter ink on it. Make fingerprints on it. Scan it. Use these splatters and fingerprints to dial down the transparency and reduce gloss. You'll get a glass with very realistic water stains.

actually,i'm looking for that industrial ,running down the frt grime look,for a warehouse window. scott

if you really want to have control over the placement and all, then grime maps are your best bet... :D

apply a procedural in the transparency channel of the glass. Also apply the same texture in the diffuse channel and reflection channels.
Glass should be transparent, reflective and low diffuse.
The procedural will reduce the transparency, up the diffuse value and decrease reflectivity.
You can also apply a small bump map to the glass and use the same procedural as an alpha so the bump only shows up on the areas that are diffuse. :)

Layers of fractal noise, but make it really big on the Y axis so it looks like streaks.
